The Four-Bedroom Grand Seafront Villa was added to One&Only Kéa Island for the resort’s second season, which began on 11 April 2025. Its figures are unusually precise: 466 square metres indoors, 485 outside and a 110 square metre infinity pool, for up to eight guests. On a resort made up entirely of villas, that size changes who can stay together. One household can share a single house instead of splitting across separate villas.
The setting
The 65-acre resort lies on the west coast of Kéa, above Vroskopos Bay. Its original 63 villas step down in clusters around the cove, with the main building and the shared pool area close to the beach. The new four-bedroom house sits near the centre, a short way from the resort’s facilities, and its long pool faces the bay.
Kéa is reached by sea from the coast of Attica, the region around Athens. The ferry takes about an hour, and a speedboat less. For a larger party, with several people’s plans and luggage, that crossing needs planning. On the island, Vroskopos is separate from the port at Korissia and the hill town of Ioulida, so trips beyond the resort need another transfer.
How the resort grew
The resort opened in 2024 with 63 cliffside villas designed by John Heah of Heah & Co. Most of those first villas had one or two bedrooms. The following season brought two new types: a Family Bay View Villa, with one bedroom and a living room that can sleep two children, and the four-bedroom house for a larger group.
So the second season added new kinds of villa as well as more of them. A separate community of 40 Private Homes already stood across the bay, but those homes are a different offer. The Grand Seafront Villa brings the scale of a family house into the resort itself, with the resort’s facilities and a layout meant to keep eight guests together.
The design
The newer house uses the same materials as Heah’s first villas: hand-cut stone from Kéa, white Greek marble, dark timber and wide panes of glass. It is a more complex building than the smaller villas. Several blocks stand around a long stretch of water, with planted roofs, shaded patios and bedrooms that open separately to the outside.
The house has two levels. Three bedrooms have king beds and their own bathrooms, and two of these add dressing rooms and baths facing the bay. A fourth bedroom, with two queen beds, is on the lower floor beside a playroom, an office and a second living area. The split is practical. It gives different generations separate places to sleep, around one shared kitchen, lounge and dining area.
The rooms
The indoor area includes a full kitchen and pantry, an office and staff quarters. Outside, dining and lounge areas spread along the 485 square metre terrace, with sunken daybeds at the edge of the 110 square metre pool. The outdoor area is larger than the indoor one, and the shared ground outside is the half of the house that organises the rest.
The bedroom terraces are narrow and sheltered, while the main pool terrace and dining area form one long shared front. A group can withdraw to separate rooms, but the house gives its largest spaces to meeting outdoors.
The wellness
The wider resort balances that private house. The One&Only Spa, over three storeys, has an indoor-outdoor pool facing the bay. Bond Beach Club, the resort’s beach club, sits below among eucalyptus and tamarisk trees. A house with this much water and dining space of its own still has these shared places to go.
Who is this for
The Grand Seafront Villa suits a family of several generations, or up to eight friends, who want to share one house by the sea. The resort is 15 minutes from Athens by helicopter or 45 minutes by speedboat. From its private jetty, boats go to the nearby island of Kythnos and to the Temple of Poseidon at Cape Sounion. An archaeologist leads walks to the temple ruins of ancient Karthea, and the waters around Kéa are known for diving to shipwrecks. At sunset, pale blue seating curves around a low olive tree on the terraces.
