The slopes of Navarino Bay, Pylos, Messenia, carry a set of private houses that use the Mandarin Oriental name without being owned by the company behind it. Mandarin Oriental Residences, Costa Navarino, stand along those slopes, where the hills behind them meet the Ionian Sea.
Local stone is the material. The houses are built from it and set into the ground they stand on, with olive groves between them and the water and nothing in the way of the view. Inside, the same thinking holds: raw materials that still show the marks of the hand that worked them.
What the hotel name adds to a house is service. The project’s own page promises residents the feeling of being “truly looked after, understood, and known”, and describes a life shaped by closeness to the sea. That is also how Mandarin Oriental defines a branded residence in general: a private home with the amenities and service of the hotel group attached to it.
The developer licenses the name. The brand is Mandarin Oriental, under revocable licence from MOHG, the Mandarin Oriental Hotel Group, and such a licence may expire or be terminated. MOHG states on the project’s own page that it does not develop, sponsor, own, offer or sell the residences, and that it gives no warranty of any kind about them. Every image on that page is computer-generated, shown for illustration only.
The way in is a register-of-interest form; nothing is publicly listed. The page invites the reader to be among the first to explore private ownership, and states no unit count, no floor area, no tenure, no delivery date and no architect’s name. The form takes a name, an email address, a telephone number, a country of residence and a message, and links to the developer’s privacy statement before it is sent.
The developer behind it
Costa Navarino is the flagship development of TEMES, a Greek destination developer and operator. The masterplan is to run to five resort areas over 1,000 hectares in total. Navarino Bay opened as one of those areas in 2023, with the Mandarin Oriental hotel and the Navarino Agora marketplace.
The developer is TEMES, through Costa Navarino S.A., which the privacy statement behind the enquiry form names as the controller of a reader’s data. Interest in the residences therefore reaches the developer rather than the hotel group. The hotel beside the residences has 99 accommodations, open since August 2023, and it was the group’s first property in Greece. Its own address puts Navarino Bay at Pylos, in Messenia, postcode 24001.
A different arrangement at the same destination
TEMES has sold homes at Costa Navarino since 2017, when residential sales launched at Navarino Dunes. That catalogue is public and precise. It is organised around the Navarino Dunes masterplan and its neighbourhoods, it sells freehold title, it starts houses 30 metres from the beach, and it protects their views for the life of the ownership. Navarino Bay is not in it, and the Bay page states none of those things.
Mandarin Oriental’s own roster runs on the same logic. The group publishes its residences in operation and its upcoming residences, and neither list names a Greek address. A third heading, announced residences, carries no names on that page at all, only a link to a pipeline of projects still under development.
Who is this for
This suits someone buying in Messenia who wants a house to live in, and who is comfortable beginning with a conversation when there is nothing yet to view. The page promises an answer to an enquiry within 48 hours. The houses are presented as made to last and made to be lived in, and the service around them is described as intuitive and precise.
