The hotel on Ano Koufonisi stands 90 metres from the beach, and SWOT Hospitality holds it under lease. It reopened in June 2024 as Olvos Koufonisia, with 55 rooms and suites in eight buildings, an outdoor pool, gardens and a restaurant whose menu is signed by the chef Giorgos Stylianoudakis. The house belongs to Olvos Collection, which SWOT Hospitality created in 2020 and which also takes in Oia on Santorini, Agios Stefanos on Mykonos and Porto Heli.
That is the hotel as it stands. The conversion ahead of it goes further: the same ground taken to five-star standard, the room count to 79, and a village of villas put up for sale beside it. Intradevelopment, the Intracom Holdings property arm, has the mandate to manage the development and its coordination on behalf of the owning company, Koufonisia Hotel & Resort. The whole scheme, hotel and residences together, has been reported at around 35 million euros in total.
What the Barcelona masterplan draws
BC estudio group of Barcelona drew the plan, and it covers 26,303.05 square metres in three parts. The hotel is the first: 15,046.89 square metres, eight buildings, 55 rooms, with the interiors and exteriors reworked. A private pool to every ground-floor room is part of it, and the shared ground gains a central pool, a spa, a gym and a children’s pool beside the restaurant. The expansion adds 20 suites with private terraces and pools, and six executive suites, each with a rooftop and a private pool of its own. A new basement building takes storage, staff rooms and a further spa and gym.
The second part is residential: 16 villas on eight plots, 200 square metres each over two levels and a basement, with a private pool and a garden terrace, reaching the rest of the resort along five-metre pedestrian paths shared with bicycles and electric vehicles. The third is a seafront taverna of 4,011.74 square metres, with a restaurant-bar, a terrace and rooftop, a minimarket and boutiques, and 16 suites with direct access to the beach, each with a private pool. The design follows Passivhaus and bioclimatic principles, with local materials and passive cooling in place of plant.
Who owns it
Intracom Holdings announced on 5 January 2024 that it had bought 71.31 per cent of Afoi Simou SA, the company that owns a hotel in Koufonisia, for 4,261,681.60 euros. The stake had been held inside the group by Intracom Properties. Koufonisia Hotel & Resort is the company named as owner of the 56-room unit and the land inside the settlement, while the architect’s plan counts 55 rooms across the eight buildings. Sotiris Bakagiannis, chief executive of Intracom Properties, said the group is planning a single resort on the larger Koufonisi. Stelios Koutsivitis is president of SWOT Hospitality.
Where the work has reached
On 23 September 2026 the Naxos and Small Cyclades building authority issued the full building permit for a new unit of 63 beds on Ano Koufonisi, carried out through Koufonisia Hotel & Resort SA. The plot at Ammouda, also called Agios Georgios, is 3,603.39 square metres, with approved coverage of 938.25 square metres and a total built area of 1,449.10 square metres. Intradevelopment describes a beachfront complex of 21 suites with a restaurant and supporting facilities on a 4,000 square metre site in the owner’s hands. By the architect’s own account the scheme is at Phase A, landscaping and the main infrastructure works. SWOT Hospitality lists the hotel as coming soon and set to open in 2026.
Who is this for
This suits a traveller who wants a hotel on Ano Koufonisi rather than a rented house, and the operator sets the place out for couples, families and friends alike. Keros lies nearby, one of the world’s earliest maritime havens and a centre of metal production in the early Bronze Age, and the hotel’s name honours that legacy: Olvos is the Greek word for abundance. The landscape keeps the vegetation already on the ground, and olive, carob, cypress and lavender will go in around it.
